They dont tell you when you sign up as a landlord that you dont get any rent until they have taken their commission for the whole year. So rather than taking a percentage monthly, they just deduct the first rent that you receive. So in the first few weeks and months that you are renting a place out you receive no rent just at the time you have also shelled out to make the place nice for your tennants.
My friend signed up for the managed service from foxtons for a few extra % of commission too. What a joke. All they did was forward the tennants complaints to her.

I was new to the whole letting agent thing and signed a contract with Winkworth. They never even mentioned that they would be charging me 9% of one years' rental every time the tenant renewed their contract. This was on top of a 10% commission to find a tenant to begin with. They didn't even need to market the property at all - the first person that looked at it took it.
This should not be allowed. How can letting agents get away with charging this renewal fee? Does this happen outside of the UK? over 2 years ago via web

I reckon zoopla is a ray of hope here, if consumer to consumer real estate gets off the ground people will be able to see whether they should do it themselves cheaply or if it occasionally is worth forking out for a pro over 2 years ago via web
It's an appalling scam of the kind the Government was still, er, "trying" (see Civil Service Reform Quiet Riot) when I worked as one 20 years ago. What I proposed as a tenant, but was promptly disposed, as a Research Officer - a kind of Civil Servant's Servant - was a clear contract of responsibilities on both sides.
